HOW TO GET TOP $$$ FOR YOUR HOUSE
As a full-service Realtor® I’m dedicated to helping my clients/customers
realize top dollar for their property. Over time, I’ve developed a list of
“things to do” to stage a home and show it off for all it’s worth. The list
is comprehensive and may not be practical or necessary in many cases.
Do what you can; little things can make a big difference!
As the saying goes, you only have one chance to make a first impression,
so let’s start at the curb. I’ve had buyer’s decline to see the inside of a home
because of poor curb appeal--don’t set yourself up for a lowball offer.
Some things to consider if you want top dollar:
- Paint or clean exterior walls, repair cracks
- Clean roof, eaves, fascia, gutters
- Clean sidewalks and driveway
- Lawn and landscaping well tended
- Plant flowers if necessary
- Repair or replace screens
- Inspect fencing and repair as needed
- Clean windows, doorframes, knobs, etc.
- Remove clutter - includes garage
Moving to the inside here are some proven suggestions:
- Thorough cleaning – top to bottom
- Paint walls and/or trim if needed
- Clean carpeting or replace if necessary
- Update sinks, faucets, kitchen hardware
- Don’t forget to clean all appliances
- Check under sinks for leaks, repair and touch-up
- Make sure kitchen and baths are spotless
- Regrout bath and shower tiles if necessary
- Pleasant scent upon entry, really important
- Staging of furniture, etc. has to be one-on-one
- Once again remove clutter, buyers need to see what’s underneath
- Ask yourself, if I were looking at this house, what would my reaction be???
You’re probably aware there’s been a shift from a sellers to a buyers market.
